Welcome! This townhouse is ideal for the Sundance Film Festival, but it is also a perfect rental anytime of year. It has an incredible location that is walking distance to most theaters used during the fesitval as well as shopping. The largest concentration of theaters, consisting of the 4-screen Holiday Village Cinemas, is just one block away opposite the Yarrow Hotel in a shopping center that also contains a 24-hour supermarket (Albertson's), a drug store, restaurants and a video store.
Free shuttle stops on a major bus route, with average waits of 5-mintues or less, are just one-quarter block from the townhouse. A lighted crosswalk connects the townhouse's complex with the shuttle stops and noted shopping center. You can easily catch the shuttle to travel to Deer Valley a couple miles away, The Canyons about three miles away, the Park City Mt. Resort (PCMR) just a few blocks away or the historic district about a mile away. The townhouse is therefore ideally centered not only to all events during Sundance, but it is also in the middle of three world-class ski areas and the historic district. With a central location on a major bus route, a car is therefore unnecessary. However, if you prefer to drive, a covered carport is directly in front of the townhouse.
The layout of the unit was modified during an extensive remodel just a few years ago and is unique. The open downstairs area boasts 14 foot ceilings in the living area and is excellent for entertaining, viewing TV/movies, cooking and dining. It is complemented with a large wood-burning fireplace, home theater system (with 32" TV, VCR, DVD, cassette and 6-speaker digital surround sound), washer/dryer, central & portable humidifiers, boot/glover dryer (4 pairs). Outside, there is a large private hot tub in an atrium and the patio has a BBQ gas grill. If you need to conduct some business, the unit has a second phone line, High Speed Internet access, a Wi-Fi 802.11b/g network, a computer connected to an HP OfficeJet (printer-fax-copier-scanner) as well as cordless phones, speaker phone bases and an answering machine. (Please see the features). On the second level, all three bedrooms are suites with private baths that are separated from one another providing for a quiet night's rest. Each suite also has a TV with DVD/VCR, stereo, phone, alarm clock and luxury all cotton bedding with hyperallergenic pillows & comforters. There are a total of 6 beds with a queen and twin combo in two bedrooms, a queen bed in another bedroom and a queen sleeper sofa downstairs near the half-bath. The master suite also has a kitchenette, porch and an additional entrance via a spiral staircase. The townhouse is ideal for six adults or up to eight with children.
On-site amenities at the complex, Park Avenue Condominiums, include several shared facilities available to all guests. They include a recreation building with enclosed spas, saunas, and lockers. Next to the heated outdoor pool there is also an office staffed with a concierge from 8am to 10pm in winter and slightly shorter hours in summer. A private tennis court is also available in summer.
Year-Round Desirability. Use the Sundance Condo not only during the film festival, but especially for skiing / boarding during the winter. Situated directly on the 18th fairway of the Park City Golf Club and with complex amenities like a pool and tennis court, it's also ideal for the summer, fall or spring.
